Permits to allow repair and reconstruction following Marshall Fire will be prioritized. Review times will vary based on volume of fire rebuild applications in the queue. To ensure timely issuance of permits, please ensure the submittal application is 100% complete and any comments are addressed quickly.

A contractor list is not required to be listed at time of permit submittal, but is required to be listed prior to permit issuance.  All contractors shall have a current City of Louisville contractor license.

 We will accept permit applications and will issue permits once the debris removal permit for the property passes final inspection.  In some cases, additional coordination may be required due to other work within the neighborhood and on adjacent properties. 

On March 21, a new permit application for homes requiring reconstruction following the Marshall Fire will be available.  This permit process will allow the Building Department to prioritize and expedite review and issuance of these applications on a separate track from the remainder of permits issued citywide.

Incomplete submittals may remove the application from the expedited review track.  Please ensure

City Council approved Ordinance 1825 on April 5, which allows homeowners whose properties were damaged or destroyed by the Marshall Fire to meet the previously adopted 2018 International Energy Conservation Code (IECC), with amendments, or the 2021 IECC without Appendix RC.  City Council also approved Ordinance 1826 which removed the requirement for residential fire sprinklers city-wide. City   These ordinances have an effective date of May 10. Until May 10, the current code remains in effect.

• If you intend to apply for a building permit prior to May 10 under a code option not yet in effect, contact the Building Department for guidance.  We may consider Foundation Only permits to allow construction to begin.

Fences require separate permit approval from the rebuild permit. 

We understand that some neighborhoods are interested in alternative fence designs following the Marshall Fire. Please reach out to the Planning Department if your neighborhood would like to propose revised fence design standards for your PUD. 

As part of the building permit submittal, an Improvement Survey Plat or Land Survey Plat is required from a Colorado Licensed Surveyor.  The City recommends contacting your surveyor to understand timing for this work as it relates to debris removal. The City also recommends coordinating with your neighbors on a joint contract for greater accuracy and cost savings.

Surveys are required for all building permits with new construction in Louisville and ensures that your home is located correctly within your property lines.
